Early in 2004, 45th Parallel Realty, L.L.C. opened its doors in Elk Rapids.  The main purpose was to form a company whose mission is to provide clients with exceptional service by truly professional agents; and not a company driven to fill offices with people, whether they are qualified or not, just to increase company sales volume.  On January 1, 2007, 45tth Parallel Realty, LLC in Elk Rapids, Became 45th Parallel Realty Premier and is now solely owned and operated by Lesley Werth.

Our Philosophy

Our main philosophy is to provide a technically advance platform for agents to better serve their clients, creating an environment of teamwork by attracting only highly professional agents and efficiently manage agent costs resulting in financial rewards for our agents.

Through years of experience we have learned that more money will be made in this business by treating people fairly and generously than by stepping on toes to make a quick buck.  Our overriding philosophy is pretty simple:

  • Think of your clients' best interest first
  • Be honest with both clients and other agents
  • Address any potential problems immediately and head-on
  • Share what you've learned to help other agents succeed
  • Each agent's individual success leads to success for the rest of the company

Quality of agents: We are convinced that the biggest mistake most brokers make is to bring on any agent regardless of personality, experience, integrity, or work ethic. One inexperienced or unethical agent within an office can cause any number of problems. We purposely designed our office to accommodate a limited number of qualified real estate professionals. While every agent works under 45th Parallel Realty Premier, they are in fact their own business. By surrounding our agents with other agents of similar experience, drive, and integrity, we know they'll be more likely to sell each other's listings when shown, add credibility to the company and, in the end, grow their individual business.

Services Offered to Agents

  • Flat Office fee or Reasonable Commission Split – See table below.
  • Color Printing – First 300 copies per month free; thereafter $0.15 per page.
  • Network Access – On & offsite access to office files, information & communications.
  • CRM Software – Customer Relations Management software (by Microsoft) on our Network. This allows an agent access to their client files (prospects, listings, buyers, and closed files), password protected, on & offsite.
  • Sales Kit – Dell Laptop provided to each agent paying flat office fee.
  • Personal Domain & Web Page – Personal Domain provided for each agent to include in all advertising. This allows an agent to personalize their links and featured homes.
  • Administrative Assistant – Job description includes (in order of importance):
    • Answer telephone & greet clients
    • Direct floor calls
    • Maintain marketing files & design company highlight sheets
    • Maintain Website
    • Place agent advertising
    • Keep agents up-to-date with advertising venues
    • Set showing appointments for listings
    • Set showing appointments for agents working with buyers
    • Work on projects for agents as time permits
